Residential property management services (single-family, condos & townhomes)

A) Full Service Single Family Property Management

  • Professional property marketing to acquire a tenant
  • Showing of property to prospective tenants
  • Tenant application process...including thorough background, rental history, employment verification and credit checks.
  • Manage tenant move-in, including move-in checklist for property condition.
  • MID TERM INSPECTIONS with PHOTOGRAPHS (something most of our competitors don't offer) THIS MOST ASSUREDLY OFFERS PEACE OF MIND
  • Providing state approved leases, and tenant signing
  • Collection of the security deposit, monthly rent and pursuing any late payments
  • Enforcement of lease provisions
  • Secure Online Electronic Fund Transfers of rent paid to Owners on or around the 15th (in most cases) including financial statements with summaries of all activities, including copies of bills paid and monies collected
  • Arrange and manage cost effective maintenance services, and provide 24-hour emergency repairs. One service call (trip charge) will be provided per month at no charge, not including repair costs.
  • Handle all communication with tenants
  • Walkthrough property after move out, obtain any necessary repairs and refund security deposit to tenants, providing home owner with a complete report and pictures
  • Mailing annual Certificate of Rent paid to tenant
  • ✔ Price: 40% of first month's rent, 10% thereafter

B) Single Family Residential Leasing Only

C) Single Family Residential Money Saving Management

  • All services as Full Service Property Management except: owner must have a current renter or procure renter.

A) Full Service Multi Unit Property Management

  • Tenant application process, including thorough background and credit checks.
  • Manage tenant move-in, including move-in checklist for property condition
  • Providing state approved leases, and tenant signing
  • Collection of the security deposit, monthly rent and pursing any late payments
